What comes to mind when you think of HOME STAGING?

Did you know that EVERY home can be staged, on ANY budget?


Staging is not just for vacant or luxury homes. Staging is a marketing tool that every home seller should know about and use. I'm on a mission to help home sellers in the Rogue Valley learn how to market their real estate with staging.


First, let's shift the mindset. As soon as you decide to sell your home, it becomes a house, or a real estate product. You can also think of it as the buyer's next home, no longer yours. I know this can be difficult, because your home holds so many memories and stories. However, if a successful sale is your goal, it's time to take some photos of your haven and then pack your memories away for safe keeping.


Think of it this way, when an artist creates a painting to sell, do they paint a portrait of their own family? No, they create a piece of art that can be appreciated and enjoyed by many. The same is true for marketing any product. The marketing experts at big retailers won't make their sales goals by using their own child's photos or drawings on their packaging. They will use enticing images of the product or a lifestyle, and packaging designed to sell to a broad audience.


When you look at your house as a product to be marketed, you can look at it from a buyer's perspective. This can be even more powerful alongside a fresh set of eyes and an honest opinion from an outside source. Asking friends or family can be a little dicey, but it is certainly better than going it alone. I would love to work with you as well.


You may be wondering how to stage on a tight budget, or in a home that is being lived in while listed. First, please know that you don't have to figure this out by yourself. As a home stager, I am here to make you money. I can see the value that may be hiding behind too much furniture or overgrown bushes. I can see the functionality that may appeal to buyers whose lifestyles may be different than yours. I can see how a room will feel more spacious with a different furniture arrangement. Little changes can make a huge impact.


Our goal is for your house to be seen by as many buyers as possible. Together we will create spaces that photograph well and show the best features of your house. Of course, hiring a listing agent with great marketing abilities and a professional real estate photographer are also key to your successful sale.


A pre-listing consultation with me is a great first step. I offer in-person assessment and coaching as a walk and talk service in your home. Typically, two hours is adequate for most properties, but extra time is always an available option. It's important that we have time to cover all areas, including the exterior. By the conclusion of our appointment, you will have a clear understanding of the most important steps to take prior to listing, and you will have a checklist to use prior to important events like photos and showings.


My fee structure is the same for everyone, currently $125 per hour, with a 2-hour minimum.
